residental design pricing
NEW COUNSTRUCTION DESIGN
Upon the exception of the required downpayment, a preliminary drawing showing dimensions, window and door sizes, plan view(s) and elevations will be emailed within 48 hours (residential and under 3200sq' only). The pricing below includes two working sessions before the completion of the plans package.
NEW HOUSE PLANS
All plan packages include detailed blueprints, a heating and cooling design, and a plumbing layout. $3.50 per sq' (foundation and ground floor level)
- $1.35 per sq' extra floors
- $1000 to add a secondary suit.
ADDITION AND RENOVATIONS
Existing structures pose several design and construction challenges, including seamless tie-ins and municipal zoning constraints. To provide our clients with concise options, we begin the design process with feasibility studies investigating site plan and zoning options, pricing, scheduling, and construction processes.
- $250 fee ( based on the information provided by the client and what may be available online and/or through a government agency)
- $450 fee above, including a site visit. (Our service area for site visits is Huntsville, Parry Sound, North Bay, and Sudbury) Upon request, a quote will be provided.
The above pricing does not include the cost of government agency approvals.
Written quotes for items such as building plans for a permit, engineering (if required), and construction options will be provided.
BUILDING MATERIAL TAKE-OFF
Provide a detailed list of materials, including HVAC and plumbing, from the foundation to the roof system.

SECONDARY SUITS
Add a secondary suit to an existing single-family dwelling.
- $3.25 per sq' (based on size of proposed unit)

- BUILDING PLANS ARE COMPLETED TO THE STANDARDS OF THE CURRENT ADDITION OF THE ONTARIO BUILDING CODE (2024)
- IT MAY BE FOUND THROUGH THE DESIGN PROCESS THAT ITEMS MAY REQUIRE A REVIEW AND STAMP BY AN ONTARIO-LICENSED ENGINEER. THIS CAN BE DETERMINED WITHIN THE INITIAL PRELIMINARY STAGE, AND A WRITTEN QUOTE WILL BE PROVIDED FOR THESE SERVICES.
- ALL DESIGNS REQUIRE A 50% DEPOSIT, AND THE BALANCE MUST BE RECEIVED BEFORE RELEASING THE FINAL PLANS AND DOCUMENTS FOR CONSTRUCTION.
- FESIBLITY STUDIES AND/OR SITE VISITS ARE PAID IN FULL.
- PRICING DOES NOT INCLUDE FEES FOR GOVERNMENT-ISSUED PERMIT(S)
